Privacy Policy
This page explains what 1031 Property Selection collects when you use this website, what we do with it, who we give it to, and what you can ask us to do about it. It is written to be read, not to be skimmed past.
The short version
- We collect what you type into our forms, and a small amount of first-party analytics about how the site is used.
- We do not sell your personal information, and we never share mobile phone numbers or text message consent with anyone for marketing.
- We do not run Google Analytics, advertising pixels, or any other third-party tracking script on this site.
- We do not store your IP address.
- You can reply STOP to any text message from us, or call us, and we will stop.
Who we are
1031 Property Selection is a marketing name of Alta Investment Group, 9055 Soquel Dr #H, Aptos, CA 95003. The site is published by Alta Investment Group and the material on it is written by Toni Sutherland, Registered Representative, CRD 2729672. Securities are offered through Emerson Equity LLC, Member FINRA/SIPC. Emerson Equity LLC is not affiliated with any other entities identified in this communication.
In this policy, "we" and "us" mean Alta Investment Group acting through 1031 Property Selection.
What you give us
We collect information when you fill in a form on this site, book a call, request a guide, or contact us. Nothing on this site requires you to create an account, and we never ask for a Social Security number, an account number, or a password.

The consent checkbox is never pre-ticked and is never required. If you leave it alone, we will reach you by email only.
Text messages and phone calls
If you tick the consent box on one of our forms, you are telling us that we may contact you at the phone number you gave us, including by phone call, text message and email, and including calls or texts placed with automated technology. We record the exact wording you agreed to and the date, so that both sides have a record of what was agreed.
- Consent is never a condition of any purchase or of receiving information from us.
- Message frequency varies. Message and data rates may apply.
- To stop texts, reply STOP to any message from us. You will get one confirmation and then nothing further.
- For help, reply HELP to any message, or call us at 415-314-8800.
- Carriers are not liable for delayed or undelivered messages.
- You can withdraw consent at any time by replying STOP, by calling, or by writing to the address at the bottom of this page. Withdrawing consent for texts does not stop email, and vice versa; tell us which you want stopped and we will stop it.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. All of the categories described in this policy exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
The only companies that ever touch your mobile number are the vendors who deliver the message on our behalf, listed below. They may use it to send that message and for nothing else.
What the site collects automatically
We run our own analytics. There is no Google Analytics, no Meta pixel, no advertising tag and no third-party tracking script anywhere on this site. The measurement code is first party, it is served from this domain, and the events it records go to storage we control. For each page view it records:
- The page address and page title you viewed
- The page or site that referred you, and which broad channel it came from, such as search, social, an AI assistant, or direct
- Campaign tags in the link you followed (utm_source, utm_medium, utm_campaign, utm_content, utm_term)
- Advertising click identifiers when they appear in the link (gclid, fbclid, msclkid, rdt_cid, ttclid)
- A random visitor identifier and a random per-tab session identifier, neither of which contains your name, email or phone number
- Whether you are a new visitor and whether this is a new session
- Broad device type and your browser language
- Time spent on the page and how far down you scrolled
- Clicks on buttons, phone numbers and outbound links
- An approximate country, region and city, worked out by our hosting provider from the network connection
We do not store your IP address. The approximate location is worked out by our hosting provider before the event reaches us, and only the country, region and city are kept. The private analytics dashboard used by our own staff is excluded from measurement entirely.
What we store on your device
There are no advertising cookies and no cross-site tracking cookies on this site. Four items are stored in your own browser, all first party:

Clearing your browser storage removes all of them. The site works normally without them.
What we use it for
- To answer you, call you back, and schedule the call you asked for.
- To send you the guide or material you requested.
- To send you follow-up information about 1031 exchanges, Delaware Statutory Trusts and capital gains tax deferral, until you tell us to stop.
- To work out whether what we do is relevant to your situation before we spend your time on a call.
- To understand which pages and which channels bring people to the site, in aggregate.
- To keep the records that securities regulation requires us to keep.
- To protect the site against spam and abuse.
We do not use your information to make automated decisions that produce legal or similarly significant effects about you, and we do not profile you for advertising.
Who we give it to
We do not sell personal information, and we have not sold or shared personal information in the preceding twelve months. We disclose it only in these situations:
- Service providers who run the site for us. Our hosting and forms provider stores submissions and serves the pages. Our customer records platform stores your enquiry and schedules the call. Our email provider delivers the messages. Each of them is permitted to use your information only to provide that service to us.
- Emerson Equity LLC, the broker-dealer through which securities are offered, where its supervisory obligations under FINRA and SEC rules require it.
- Regulators, or in response to legal process, where we are required to produce records.
- A successor, if the business is sold or merged. Any successor would be bound by this policy until it publishes its own and tells you about it.
We do not give your information to unaffiliated companies for their own marketing, and we do not participate in lead resale of any kind.
If you become a customer
This page covers the website. It is not the broker-dealer's customer privacy notice. If you go on to open an account or invest, Emerson Equity LLC will give you its own privacy notice under Regulation S-P, which describes how nonpublic personal information is handled in the brokerage relationship and what you can limit. That notice governs the brokerage relationship. Read it when you receive it.
How long we keep it
We keep what you send us for as long as we are in contact with you, and afterwards for as long as the books and records rules that apply to a broker-dealer and its representatives require. Those periods are set by the SEC and FINRA and are measured in years, not months, which is why a deletion request cannot always remove everything. Analytics events are kept only for as long as they are useful for reporting and are not tied to your name, email or phone number.
Your California privacy rights
If you are a California resident, the California Consumer Privacy Act as amended by the California Privacy Rights Act gives you the rights below. We honor them for everyone, not only Californians.

We will confirm who you are before we act, using the information we already hold, and we will respond within the time the law allows. You may use an authorized agent; we will ask for written proof that you authorized them.
Categories collected in the last twelve months, in the law's own terms: identifiers (name, email, phone), commercial information (what you asked about), internet activity (the analytics above), and approximate geolocation. We collect them from you directly and from your use of the site. We do not knowingly collect personal information from anyone under 16.
Security
The site is served only over an encrypted connection, form submissions travel encrypted, and access to the records behind it is limited to the people who need it. No system is perfectly secure, and we will not tell you otherwise. Please do not send account numbers, Social Security numbers or other sensitive identifiers through a web form or by email.
Links to other sites
This site links to regulators, industry bodies, and our own business listings elsewhere, including Google. Once you follow a link, you are on someone else's site under someone else's privacy policy. If you leave us a public review on a third-party platform, that platform's terms apply to what you write and how it is displayed.
Changes to this policy
If we change how we handle information, we will change this page and move the effective date at the top. Material changes to how we use phone numbers or text consent will be described here before they take effect.
